Project

Shoreline Community

Project overview

Neighbourlytics proves to be valuable tool for greenfield residential developments, providing a comprehensive understanding of community dynamics and preferences both in the master planning and post occupancy stages.

By leveraging the platform’s data analysis, developers gain valuable insights into the specific amenities that resonate with potential residents, ensuring a tailored and appealing lifestyle offer.

Whether it’s identifying key community hotspots in surrounding neighbourhoods, assessing visitation through the region, or understanding the amenity offer in the region, Neighbourlytics equips developers with the nuanced information necessary to create sustainable, vibrant neighbourhoods.

This strategic use of data not only enhances the overall planning and design process but also contributes to the establishment of communities that seamlessly integrate with their natural surroundings, fostering a sense of place and connection among residents.

Situated just 43km southeast of the Brisbane CBD, Shoreline stands as a greenfield residential development nestled in Redland Bay, Queensland.

Envisioned as a vibrant community harmonising with the natural surroundings between bush and bay, Shoreline is poised to host approximately 3,000 homes for over 10,000 residents.

Utilising the Neighbourlytics platform, the development team was able to gain hyper-local insights into lifestyle and behaviours. The insights derived from Neighbourlytics data revealed a more nuanced set of values than what traditional research and focus groups had initially identified.

While focus groups hinted at a community emphasis on fitness, Neighbourlytics data unveiled a deeper connection to outdoor experiences, a love for nature, and a desire for communal spaces. This nuanced understanding reshaped the trajectory of the master plan.

Initially, focus group findings led to investments in outdoor gym equipment to cater to perceived fitness values. However, Neighbourlytics insights redirected this focus towards a holistic approach centred around parks, walkways, and interconnected playgrounds that seamlessly showcased the natural landscape of the development.

By aligning the master plan with the true values, lifestyle, and needs of the community, Shoreline became the fastest-selling development in the South East Queensland Corridor.
